Accommodation Agreement
This Agreement governs accommodation contracts between guests and Stay Dream (Stay Dream Soccer, Stay Dream Flower Tea and Stay Dream GreatView, operated by 開誠株式会社 / Kaiseix Co., Ltd.; the "Property"). The Japanese version prevails in case of any discrepancy.
1. Scope
- Accommodation contracts and related contracts concluded between the Property and guests are governed by this Agreement. Matters not provided for herein are governed by laws and regulations or generally established practices.
- If the Property agrees to special terms within the scope of laws and practices, those special terms prevail.
- The Property’s conditions of use are set out in the House Rules, which form part of this Agreement.
2. Application
Anyone wishing to make a booking must provide the following through the official booking system or other means:
- Name and contact details of the guest
- Dates of stay and number of guests
- Any other information the Property deems necessary
Please notify us promptly of any changes. A request to extend a stay is treated as a new application.
3. Formation of the Contract
- The contract is formed when the Property accepts the application and payment is completed (for bank transfers, when the Property confirms receipt).
- Accommodation charges must be paid at booking or by the date specified by the Property. If payment is not received by that date, the Property may cancel the contract.
4. Cooperation with Infection Prevention
The Property may request cooperation under Article 4-2(1) of the Hotel Business Act.
5. Refusal of Accommodation
The Property may refuse to conclude a contract in the following cases, without prejudice to Article 5 of the Hotel Business Act:
- The application does not comply with this Agreement
- The Property is not available
- The guest is likely to act against laws, public order or morals in connection with the stay
- The guest is, or is controlled by, an organized crime group or other anti-social force
- Violent demands or unreasonable burdens are imposed (excluding requests for removal of social barriers under the Act for Eliminating Discrimination against Persons with Disabilities)
- The guest is a patient of a specified infectious disease under the Hotel Business Act
- Accommodation is impossible due to natural disaster, facility failure or other unavoidable reasons
- Minors intend to stay without parental consent
- The number of guests exceeds the booking, or the booking is made to transfer the right of stay to a third party
- Any other case where laws or Tokyo Metropolitan ordinances permit refusal
A person refused may ask the Property to explain the reason.
6. Cancellation by the Guest
- Guests may cancel the contract by notifying the Property.
- If a guest cancels all or part of the contract, the cancellation fee in Appendix 2 applies.
- If a guest does not arrive by 24:00 on the day of arrival without notice, the contract may be treated as cancelled by the guest (no-show).
- For bookings made through an OTA (e.g. Airbnb), the OTA’s policy prevails.
7. Cancellation by the Property
The Property may cancel the contract in the following cases:
- The guest is likely to act, or has acted, against laws, public order or morals

- Violent demands or unreasonable burdens are imposed

- The guest smokes, uses open flames, tampers with fire equipment or otherwise breaks fire-prevention rules
- Unregistered persons stay, the number of guests exceeds the booking, or the right of stay is transferred
- The guest breaches this Agreement or the House Rules
Except for force majeure or reasons attributable to the Property, charges already paid will not be refunded. Guests may ask for the reason for cancellation.

12. Liability of the Property
- The Property will compensate guests for damage caused in the performance or non-performance of the contract, unless the damage is not attributable to the Property.
